New York State requires every real estate brokerage to post the prerequisites a prospective client must meet before receiving brokerage services. These are ours, and they apply uniformly to every prospective buyer and seller.
Prospective clients are not required to show identification before receiving brokerage services. For the safety of owners and tenants, we may verify a buyer's identity before scheduling private access to a property.
Prospective clients are not required to sign an exclusive brokerage agreement to receive our services. Property valuations and consultations carry no obligation. An exclusive listing agreement is signed only when an owner decides to engage us to sell their property.
Prospective buyers are not required to provide mortgage pre-approval or proof of funds to make an inquiry. We may request proof of funds or financing pre-approval before a private showing, or before presenting an offer to a seller.
These procedures were adopted by Gravity Capital Advisors under New York Real Property Law §442-h. A date-stamped, notarized copy is kept in our records and is available on request. Any change to these procedures will be posted on this page within 30 days, and prior versions are archived.
